What you get
A premier brokerage without a premier brokerage's overhead.
You keep 100% of your commission
No split. $399 per closed transaction and $29 a month. No desk fee, no franchise fee, no royalty, no monthly minimum, and no cap to chase.
The broker answers his own phone
You are not routed to a team lead. Contract questions go straight to the broker-owner and get an answer the same day.
The listing package, at your disposal
Photography, aerial, video, floor plans, flyers, and open house support on your listings too. You win listings against agents who have to pay for all of it themselves.
Your files and forms, organised
A shared drive with every template, checklist, and closed file, plus broker review on each one so nothing reaches the table with a disclosure missing. Bring whatever CRM you already like — we will not bill you for one you would not use.
Training and real mentorship
Contract-to-close walkthroughs, pricing and CMA workshops, lead conversion scripts, and a broker who will sit in on your first listing appointment if you want.
Business the rental side creates
We manage rentals across Hernando County. Those owners buy, sell, and refer — and that flow goes to the agents in this brokerage, not to a call center.
The agent packet
Independent contractor agreement, commission policy, brokerage policies, and the DBPR forms to move your license. All signed electronically, usually in under fifteen minutes.
FAQ
Agent questions
There isn't one. You keep 100% of your commission. We make our money on $399 per closed transaction and $29 a month. If you close two deals a year, that is what you pay; if you close thirty, it is still that.
Your license renewal, your Realtor association and MLS dues, your own errors and omissions insurance, e-signature through Form Simplicity (about $7 a month via your association), a CRM if you want one, your marketing beyond the listing package, and your vehicle and phone. We do not mark any of it up, and we do not bundle tools into your fee that you would not have chosen.
Yes, by design right now. Low overhead is exactly why the split works the way it does. We expect to open a physical office as the agent roster grows, and you will not pay a desk fee for it when we do.
You get contract-to-close walkthroughs, pricing and CMA workshops, and the broker on your first listing appointment and first offer. Newly licensed agents are welcome; unsupported newly licensed agents are how people leave the business.
We do not promise a lead firehose, because brokerages that do are usually selling you back your own money. What we do have is a property management book across Hernando County, and those owners sell, buy, and refer. That business goes to our agents.
Open the agent packet, sign it electronically, and we will schedule your onboarding. If you are still at another brokerage, we will walk you through the DBPR transfer so your license moves cleanly.
Bring your license. Keep your commission.
A straight conversation with the broker-owner, not a recruiting presentation.
